Yesterday’s open house at 2541 Trapp Avenue in Coconut Grove was one of the more successful open houses that we have had in several years. In attendance were more than 23 different parties to see the home during a 2-hour period.
1) General feedback was that buyers realize now is the time to buy. Interest rates are at rock-bottom…about 4%. There is 40% less available inventory for sale in Miami Dade County today than there was just 14 months ago (see our previous blog entry with the exact stats).
2) Several of yesterday’s Buyers indicated that they were looking for a larger home now that their families are growing. Their question to me was…”should we sell our existing smaller property or rent it out?” I will be giving them a market analysis of both options (sale vs rent) to give them the information they need to make a decision they feel comfortable with.
