Yesterday, we went to see the Coconut Grove townhouse listed at 3143 Day Avenue, Coconut Grove, FL 33133 with Elizabeth Del Rio-Henrich of Century 21 Premier Elite Realty for $429,900. I was prepared with an offer, just in case, because this represents an extraordinary value for this much square footage in such a prime location. PLUS…this older Coconut Grove townhome features hurricane impact resistant windows. This is a $30,000 value.
I loved it! Unfortunately, my wife did not. She prefers additional updates to the floors and bathrooms. With new flooring and updating of the bathrooms, it would be stunning.
More attractive than newer construction townhomes:
My concern in purchasing a newer townhome is the risk of finding out after I buy that my home has Chinese Drywall. Chinese Drywall flowed into the U.S. between 2003-2006 during the building boom.
Chinese Drywall remediation for a townhouse of this size costs $100,000 according to estimates I obtained on a Chinese Drywall townhome I sold 2 years ago here in the Grove.
Our search will continue.
