The single family home market in East Dade County is moving quickly (includes Coconut Grove, Coral Gables, South Miami and Pinecrest). Buyers are noticing that this is an unprecedented window to capitalize on the sub 4% interest rates and attractive list prices for single family homes that offer short commutes to work in the Downtown areas.
Interestingly, I have seen 5 multiple offer situations in the past 2 weeks (homes in the $700-$800K price range). As a matter of fact, one of our listings has garnered 7 offers and a purchase price thousands above the asking price. Despite that, one challenge remains…the appraisal.
