Jason’s Commentary:

This was a challenging sale.  First of all, the unit was a very large 2-Bedroom unit (many buyers who considered it sought a 3 Bedroom with this square footage and price).  On a per square foot basis, this Coconut Grove unit was priced very attractively at $200/sq foot (versus $800-$1,000 for newer condos in the Grove).  Our challenge in marketing this Miami condo was that the building was slated to undergo renovations for the 40 year re-certification over the following 18 months.   This unit was assessed a $105,000 assessment.  In our negotiations, Buyer and Seller were very astute.  Buyer recognized that $200/sq foot was an outstanding value for a condo of this size in this Coconut Grove location.  Seller recognized that the $105,000 assessment was an intimidating hurdle for any Buyer to contend with (even at the attractive $699,000 list price).

Ultimately,  Buyer and Seller agreed to split the cost of the assessment equally between them.  Buyer offered full price for the unit.

5 Insights on Miami foreclosure from the Lender’s Perspective…

Phone call last week with a lender foreclosing on a Miami condo…

Last week I had a follow-up conversation with a small independent banker in Colorado whose bank is going through the foreclosure process with a condo in Miami.  We will be listing the property for sale with ShowcaseMiami Realty as a Miami foreclosure/REO/Bank owned property when his bank regains possession of this Miami condo.

It was an interesting conversation because so often, as Miami Short Sale Specialists, ShowcaseMiami Realty represents the interests of Sellers who are at risk of foreclosure (not their lenders).

 

Here was his feedback from a lender’s perspective…

1)  He said that the process is very one-sided (in favor of the borrower)

2)  In this situation, the Miami borrower has not made a mortgage payment in 2 years.

3)  His bank has been paying their attorneys to try and foreclose on the Miami condo for over one year.  As is often the case, the borrower has her own attorney working to extend the foreclosure process.

4)  The banker says that a foreclosure generally costs his bank $5,000 in attorneys fees.  Today, he says, the cost for a bank to foreclose is $15,000-$20,000 as a result of the delays imposed by borrowers.

5)  The banker says that his bank is “losing their shorts” already on this Miami loan.  The additional time, attorneys fees & deferred maintenance of this Miami condo increases the bank’s loss.

I asked the banker if borrowers were able to stave off foreclosure altogether as a result of technicalities.  He said this was not an issue with his firm because they are a small, independent bank as opposed to a “processing plant with large mortgage portfolios”.

Sunday’s Coral Gables paddleboard adventure from Cocoplum to the Biltmore Hotel…

On Sunday, I had the pleasure of standup paddling from Cocoplum to the Biltmore Hotel via the Coral Gables Waterway.  It is a scenic 6-mile journey roundtrip.  I finally had to turn around at the Biltmore Golf Course when I realized I was 200 feet from one of the golf holes.  It felt like being in an artillery range with approaching airborne golf balls.

Did you know?

There are boats larger than 60 feet on the Coral Gables Waterway.  They must depart and return from the dock during low tide only in order to have clearance under the fixed bridges.

 The 125 foot boat slip (photo above) carved out of the Coral Rock was built by the Army Corps of Engineers.  The U.S. Navy hid ships designed to hunt German U-Boats in this Coral Gables Waterway boat slip because it was so discrete.  The U Boat hunting vessels were manufactured on the Miami River.
